According to Illinois mobile home park laws, the park owner must give tenants information, in writing, about:
- The exact amount of rent charged for the mobile home or lot during the last 5 years, including information regarding fees imposed over and above the base rent, late payments, and applicable taxes,
- A list of the park owner's responsibilities,
- A copy of all rules and regulations,
- Information regarding security deposits and the return of these deposits,
- A three-year projection of estimated rent increases,
- The name and address of the legal entity that owns the mobile home park and that of its designated agent and property manager (if any),
- Information related to any inspection violations by the Illinois Department of Health, and
- A copy of the Illinois Department of Public Health's Mobile Home Owner's Tiedown Guide.
Park owner duties to the tenants include:
- Keep the park clean and safe,
- Provide weekly trash removal,
- Provide a proper sewer connection to each mobile home,
- Keep all electrical, plumbing, gas, water lines, and roads in good condition and complete repairs within a reasonable time period,
- In an emergency, the park owner is responsible for providing a water supply to each household following a 5-day period of no water,
- Get permission from the tenant before entering a tenant's mobile home unless it's an emergency,
- Charge no more than one month’s rent for a security deposit,
- Only charge late fees when rent is more than 5 days overdue,
- Give the tenant 30 days' advance written notice of any changes or additions to the park rules and regulations,
- Allow tenants to meet regarding mobile home park conditions at reasonable hours,
- Provide tenant with a list of all services that are provided by the park owner (e.g., lawn maintenance, snow removal, garbage, community hall, swimming pool, golf course, laundromat, etc.), and
- Provide a custodian's office, and give the tenant the name, phone number of said custodian.
